This is a fantastic holiday destination that is stylish and sophisticated a stones throw from the centre of Hay on Wye. 25 Millrise offers something different from the traditional Welsh stone cottage, it is a townhouse with contemporary designs that make the most of their proximity to the river. The historic market town of Hay on Wye, with its medieval castle, and famous for its international literary festival is busy with visitors all year. Hay has wonderful narrow streets, cafes, quality pubs, galleries, gift and craft shops, as well as a host of secondhand book shops, giving a wide variety of places to explore. Hay is also a good base for the Brecon Jazz Festival in August, the Abergavenny Food Festival in September, and the Hay Winter Literary Festival in December. Hereford with its Cathedral and its award winning Mappa Mundi and Chained Library Exhibition that is open all the year round is a half hour drive away. Immediately outside 25 Millrise are walks on both banks of the river Wye. The river walk is a great year-round stroll for anyone with beautiful views to enjoy all the way along, up river, is a natural stone beach with pools good for swimming on a hot day. Hay-on-Wye is located on the Offa's Dyke trail and also also the Wye Valley walk, literally from the front door of 25 Millrise, offering a variety of excellent walking options.
Hay on Wye is located in a valley surrounded by hills and mountains on all sides and is within the boundaries of The Brecon Beacons National Park (AONB). There are options for gentle strolls or more gruelling walks in the area, guidebooks on these local walks are available in the house. On the riverbank below the house is the launch area for canoe trips, down the river Wye. You can easily book a canoe for a half or day trip, Canoe Trips . Description
Outside is the car port with room for two vehicles. The house is entered on the ground floor level via a hallway where you can hang your coats or store your empty luggage in the cupboard under the stairs, there is also a downstairs cloakroom. The kitchen is a spacious cooking/dining area with double doors opening onto the outside terrace. The kitchen and terrace both have wonderful views of the chestnut trees lining the riverbank with the expanse of river beyond. The kitchen is well equipped with quality utensils and accessories which you would expect in luxury self catering accommodation. Gas hob and electric cooker, a full height fridge-freezer, washer-drier and of course the essential dishwasher, all high quality. Whether preparing meals or ordering from the local takeaways, there is a stylish environment for dining inside and outside with seating for up to 5 guests. Whether leisurely breakfasts, family lunches or romantic suppers, the secluded terrace gives the feel of luxury and elegance. The perfect place to sit with a book and enjoy the sounds of the river, or to watch the sun set and the stars appear. There is discreet lighting and terrace furniture for eating al fresco.
The middle floor has a spacious living room with folding glass doors which open onto a 17 foot wide balcony with a beautiful view of the tree canopy and river beyond. From the comfort of the sofa and chairs, you can enjoy the birdsong and sounds of the river as it runs its course. Facing north-west, the living room makes the most of sunsets, the evening sky at dusk and the stars at night.

Television with freesat and DVD player are both Panasonic. The Globe Gallery is across the way from 25 Millrise where you can have a Cappuccino whilst you browse their art centre programme or menus for lunch and supper. Broadband Wi-Fi service is available in all rooms, for playing music there is a docking system for your iPod or iPhone. Across the landing is the master bedroom with king-size bed, discreet lighting and paintings by local artists. The en-suite shower room, with its generous shower head, delivers water via a diffuser. As with all the rooms there is plenty of natural light through double glazed windows and a Juliette balcony. All of the bedrooms are fitted with blackout curtains and blinds to ensure you are not disturbed by early morning light.
Throughout, the aim is to provide luxury 5 star holiday accommodation for guests. Bed linen is the highest quality white cotton with feather pillows (as well as a hollow fill alternative for those who prefer not to use feather). Located in the double wardrobe is a small security safe with self-setting code to give you added peace of mind. There are two bedrooms and a shared bath and shower room on the top floor. The spacious double room can be made up either as a super king-sized bed or twin beds. As with the double room on the floor below there is plenty of natural light through two double glazed windows. Again, there is a choice of lighting with wall lamps controlled by dimmer switches and bedside lamps. The second bedroom on this top floor offers a single bed and study area under three velux skylights that are great for allowing lots of natural light and for watching the stars from bed. Free broadband Wi-Fi service is available throughout this luxury house.
The thought put into the choice of furnishings, materials and decoration is very clear. The use of natural materials reflects the landscape and brings everything together. It creates the luxurious feeling of a top class hotel with the freedom of self catering, the perfect retreat.
An unusual enhancement to your stay in this luxury house are the displays of paintings from two well-known local artists and also ceramics from Hay on Wye. These additions help create the wonderful contemporary chic interiors in tandem with the exterior riverside location. A catalogue of the pictures, prices and contact details is supplied. Any purchases directly support a charitable fair trade initiative. Owing to the unique nature of this private 'residence-as-gallery' project, the featured works on display at 25 Millrise are offered for sale without usual Gallery commission, the prices reflect this, being roughly 15% less than their usual gallery rate.
Conditions under which pets are allowed
The houses are new, modern, beautifully furnished with oak panelled floor, pale fitted carpets, white bedding, original artwork and ceramics by local artists . There is no area that dogs can use specifically, although there is an enclosed balcony off the kitchen. 25 Millrise has just been awarded 5 Star status by Visit Wales. At 25 Millrise there is no extra charge for dogs but please consider the conditions below carefully. Bookings will be accepted from owners who feel confident of their pets behaviour and can meet the conditions below;
Conditions
• The cost of any damage to the property or contents is reimbursed in full by the person booking 25 Millrise.
• No more than two dogs in 25 Millrise.
• The dog(s) must be well behaved and quiet, inside and outside of 25 Millrise.
• Dogs must be kept on the ground floor, suitable bedding, baskets and bowls for eating and drinking must be provided by the owner .
• Any dog mess must be cleared up by the owner and placed in bins provided along the riverbank or in town.
• Paths, particularly along the river, can be muddy and wet, please make sure your dog(s) are dried off before entering 25 Millrise. The car port is a perfect, well lit, covered area where you can do this
If 25 Millrise is not available for the dates you require please look at 26 Millrise (not pet friendly) or 24 Millrise (pet friendly) which are exactly the same and may be available on the dates you are looking at.

A £100 security deposit will be requested on arrival as surety against any damages, loss, excessive consumption of services and excessive final cleaning. Following an inspection after your departure, this will be refunded within one week, by cheque.
Arrival after 4pm please and departure before 10am. All bookings carry a booking fee of £27.00, unless it is a repeat booking at the same cottage within three years, then there is no booking fee charge. If you are repeat booking you will need to ring to book on 01568 612467.

A fantastic spot to explore the surrounding area, which was new to us all. It was also quiet and peaceful with the river running by. The cake on arrival and provisions much appreciated. The decor modern and tasteful, and it was a contrast to the older cottages we usually rent."
